Pros:
- The host is very lovely, attentive and makes you feel at home,
- nice home cooked breakfast with classic english, vegetarian, continental options,
- located close to main Plymouth attractions,
- room is good size and well equipped with functional furniture (hangers chairs, bed side lights) and consumables (tea station, bathroom consumables, even cotton buds)
- clean.
Cons:
- the property walls, ceiling, furniture, soft furnishings, bathroom white goods are clean but dated (cca 90s), and some squick,
- the mattress was extremely soft for our backs (might be a positive for some)
- we could not find room temperature controlls.
Overall - good value for money and would recommended 👌

Very happy and polite land lady gave plenty of food to eat for breakfast nothing to much trouble to change anything like a cup for a mug 🍺 in the room and at the breakfast table!

Lovely host ,made us feel welcome, breakfast was delicious. The room is a little small and dated ,the bed was comfortable and the room was warm and clean.
