This property is clearly older and while that is not necessarily a problem, there is some maintenance that needs to be addressed. There was very noticeable water damage to the sealing of the shower and the sink faucet was loose enough to move around whenever you touch it even lightly. The hot water kettle kept turning off (which is fine if you keep turning it back on) but it had a smell that I wasn’t a fan of. The staff was kind and helpful when we saw them but this is a very large building (apparently part time-share) and only spoke to a couple of people the two days we were there. Overall, the beds were soft, the water pressure was good, and the room was okay for the price. If it were a little closer to the city or the property was in a little better condition it would have been solid.

The hotel setting is wonderful it’s nicely situated on a lake and is in a very quiet location. Mostly things were good although the property is definitely showing its age. Needs a little TLC.

Overall value for money was ok. We would stay there again. It was clean but the bathroom was old and tired and needed a deep surface clean/scrub. I'm not sure it really meets its 4 star rating. The taps in the bathroom and the shower did not have hot and cold identifiers on the them. The plug didn't have a centre piece for pulling it out of the plug hole. We had to hunt through every cupboard to find things. Nothing was labelled - and there were no instructions about where things were. The bed, carpet and curtains were fresh and new looking. The bed was very comfortable and temperature control easy with the heat pump. The wine glasses were not matching ( a small detail I know - but its not what you would expect in a 4 star rated hotel). TV was excellent and had a good range of channels, Wifi was excellent and there was ample extra lighting and charger/usb plugs. Check in and out was easy. Staff were pleasant enough. The grounds look a bit tired but coming in to winter that isn't surprising.

This was such a beautiful and peaceful property, not too far from the shops in Rotorua. Would definitely recommend!

Hotel location is fantastic for a quite weekend away, right on the edge of the neighbouring lake.
Friendly staff, nice rooms and amenities meant for a very pleasant stay. Would recommend!
