Property has no transportation to cottages. Not recommended for visitors with mobility issues. 160 Steps to cottages. Otherwise, clean and beautiful views.

Extremely inconvenient

This place was clean, the view was nice, and the staff were friendly and helpful but it can't be overstated how massively inconvenient it was to stay here. There are exactly two choices for getting between the hotel and Tonsai, where all of the food worth eating is: longtail boat taxi (the hotel at least provides one free of charge for checking in and out but in between you're on your own), which takes ~10min, costs 100-150THB/person, may or may not leave Tonsai without making you wait for more people, and requires one to jump into the water to disembark if you aren't traveling during high tide, or a 45min trek across the beach, up a muddy cliff that requires one to pull oneself up using the provided rope and over a half-improved trail through the bat- and mosquito-infested woods. Oh, and once you arrive at the end of Long Beach, you'll be greeted by no fewer than 155 stairs to climb, which are the only way in and out of the hotel. These things probably aren't a deal breaker for the right people, but it's imperative that you understand the experience you're signing up for - I booked at the last minute and therefore didn't, and that's my own fault. If you are OK with feeling isolated and trapped behind all the various barriers to freedom or eating the hotel's mediocre food (no room service btw) and you are in good physical shape, then maybe you'll enjoy yourself here. Our room's floor was also sloped because of the hill - didn't feel unsafe, but wasn't comfortable either.

Beautiful location with spectacular views, & lovely staff. Very clean rooms, with good aircon, comfortable bed, nice balcony space, & nice, large bathroom with good shower (especially when compared to other tropical island experiences.) Nice daily continental breakfast offering. A couple of cons: no communication re: the arrival process gave a bad first impression (when arriving at Koh Phi Phi, look for staff in bright pink, as a taxi-boat transfer from the main pier to the resort is required.) Also, in general the taxi-boat captains don’t seem keen to return passengers to HIP Seaview, & made us wait for more passengers, & then dropped us well down the beach. It should be made clearer at booking that the (unavoidable) stairs up to the resort might not be suitable for the elderly or unfit - I’m neither of these but didn’t enjoy this after a big dinner & drinks at the local restaurants.

Nice location, this part of the island is the best option. Closer to the pier it get pretty bad. To get to the hotel get ready for a small climb, but after all... No pain no game.
