M's Inn is in a great location. Very walkable to a number of wonderful sights in the Higashiyama district of Kyoto.

I absolutely loved my stay at this hotel. The superior doible room with tatami mats was quite possibly the nicest hotel room I've ever stayed in. The location was impeccable, the staff helpful, check in and out were easy and the room itself was gorgeous. Highly recommend staying here and will likely be returning if I get the chance to come back to Kyoto again!

Overall, the amenities were in good condition, however there was a bit of dust on the floor and carpets as well as duvet blankets (the inside part) that were stained yellow all over. The outer sheet was clean and new.
When washing clothes, the combination washer/dryer washes great, but does not dry your clothes. The shower room has a heated blowing setting that we used to dry our clothes on a laundry line. The clothes will remain wet if dried in the dryer.
Although walkable, it was probably 10-15min from the nearest public transit or convenience store. It’s only about 15min from the famous 5-tier pagoda in town.
If you want any items other than toiletries (slippers, extra detergent, etc.), you must ask at the front desk. Unlike what the listing says, staff does not speak English well. It would be much easier if you were able to communicate your needs in Japanese.

nd shrines and a short walk to Nishiki market and iconic Kyoto neighborhoods. I’d stay here again!
