Moaps farm bed and breakfast loves taking the time to make immaculate rooms and take care of people for only one night stays, or more, we are thrilled John saw the peace and beauty on a farm and not the odd weed, on trip advisor one day later, an acquaintance of an enemy cutting our fences and let the sheep out, (3 killed, one horse shot chased by a dog at different times ) found a new way to sabotage moaps farm ,by writing the most nasty review possible on trip advisor ,sorry that I used here to reach out for help we need to be able to continue taking very good care of people, far more important that a good nights sleep is available at moaps farm

Bed and Breakfast is about having a new 4 thousand pound mattress on the super king bed and on a double bed, so people get a good nights sleep and are fed breakfast over a stunning view, many times most people on other web sites give 10 out of 10, we do our best and the place is rustic, this is not for all, real nature and beauty, we love caring for our happy guests

The bed was incredibly comfortable, the caretaker is very pleasant and will take care of most everything you could need and wants to be absolutely sure you’re having a pleasant stay. I would recommend staying here to anyone looking within half an hour of their destination. I will definitely be staying here again should I ever be in the area again

John was let down by the arrangements he had made . Then in booking last minute with me on a farm with £4.000 new mattresses over a stunning view which was not for him at all. 2 brothers sharing a thick tempur mattress with 110% block out blinds in a home away from home bed and breakfast is not what he wanted .Make up your own mind which of us made the mistake when John was stuck and unable to get a room at Gravetye Manor or Ashdown Park Hotel at the last minute , then chose an old farm about which he complained .
Please do not book here when Expedia insisted I join them at my kitchen table "a small farm bed and breakfast surely I am not for Expedia?" " we want to go local "was the Expedia representatives words. Be careful huge websites carry the wrong accommodation in some cases. Look before you book, do not aquire last minute bookings when the change of venue is far to different from your normal life. I love all my guests and treat them with the utmost respect and serve everyone as well as any good hostess does.

This was a great place for a weekend getaway to relax and disconnect. Great views of the pasture and countryside. Our host, Lesley, was very friendly and also a great cook. Would not hesitate to book in again.

We were doing a special night out on New Year's Eve at the nearby Bluebell Railway. The hostess was most accommodating and lovely to talk to. A lovely part of the country and we enjoyed our stay.
