As others have said, the hotel looks very old and tired. Thankfully we booked the room with the balcony and the weather was perfect to keep the door open when we were on the room. There was an unpleasant odour in the room, I’m sure the carpet hasn’t been steam cleaned in years.
The staff were courteous and very responsive. Their attitudes saved our stay.
The toilet handle was held on with tape. Strange stain on the artwork.
It could be a terrific hotel with some investment to the upkeep.

The hotel was filthy dirty with blood on the curtains, doors were broken, handles were smashed in and entry door to room would not secure. This hotel is not fit for anyone to stay at. There were multiple sexual exchanges that we did not wish to hear. It was not a safe environment.

The hotel is old but the rooms are clean. Around 15minutes walk to the Clifton Hill. The breakfast has not many options. The dining is smaller. The hotel is okay for staying for a night. If you have kids it is better to choose near the center. My daughter hates walking. We need to take the UBER to go in the Clifton Hill.

1 chair, 2 guests, breakfast was too limited, not enought items to choose from, no eggs, no bacon, no sausages , so why call it breakfast..
