Tricked by small print

Pros: Amenities are awesome and rooms great. More like an AirBnB than a villa. Downsides: No toothbrushes. 1500 Baht cleaning fee when you leave, they make you pay for electricity... ended up paying an additional $200 unexpectedly as I did not read the fine print. Price isn't as great with this in mind. Quite far from anything nearby. Stay here if you plan to stay in mostly and drink at the pool - not great for local beaches, tourist sights, or restaurants.

Amazing villa but too remote and bad policies

Just came back from an eight day stay in the villas. The Villa’s themselves are lovely, the beds aren’t too comfortable which is a positive in Thailand, and the pool is a good size and shaded for most of the day which you need. The main thing to be ware of which isn’t warned on the Expedia information is the owner will charge you for the electricity you use and as you can imagine with the climate you need that air conditioning on !!! 8 day stay there and we had to pay 1500 baht which is about £37 not too much but never seen this before anywhere unless a condo. The other issue is the remoteness of the villas I’ve driven in Thailand before so that isn’t an issue, it’s just you have to drive 10 mins plus for the basic 7-Eleven, plus we were the only customers so just one security guard at night and sometimes no one around at all during the day it makes you feel I little on nervous if something happened. In all the normal staff who appeared were helpful, but I have to agree with other reviews the manager wasn’t a people person at all and should never be allowed to be customer facing, she should take lessons from the other staff there!!! In summary great villa nice and quiet but I would never go back.

Good villas in a quiet place

Pros: - location; - privacy; - private swimming pool;
Cons: - the pump of a swimming pool was very noisy and didn't let me relax completely at night; - very slow WiFi; - TV with local channels only.
Location: Actually there is nothing around, need to take a taxi or rent a car.
The villa itself was big and spacious, and the swimming pool was a very nice addition to it. There was a TV in the living room and it was big, but practically was useless. It showed only local channels, no international channels, quite disappointing. WiFi was very slow and worked only in the living room. I couldn't get good the signal from the bedroom, again quite disappointing. There was only 2 towels (1 big and 1 small) per person, and they were changed once in 3 days. This was below the standard. The living room and the bedroom were equipped AC that were quite noise at night, so I really couldn't relax completely. The same about a pump of the swimming pool. It worked very loudly. The minibar was quite basic and overpriced. The service was not great as well, below the standard in Thailand.

very enjoyable with my family, the staff is very friendly, just the location is abit far from shop, after 5pm no more shuttle, but dinner they had a menu to order from outside, but got charge delivery service fee.

Arrogant boss. Biggest problem for the property

In hotels.com fact sheet stated electricity charge on the 3rd night and we totally agreed to pay for that but the boss insist we should pay for the 1st and 2nd night which is not as per hotels.com fact sheet. we dont mind to pay for all night but you need to make yourself clear before stated on the hotels.com. The reception ladies are nice and accommodate and try to help us to solve it out. Fianally she call the boss but the boss refuse to talk to us and insist we must pay the 1st and 2nd night also else her salary will be deduct.

Wonderful staff, wonderful accommodations

Pros: The pool was awesome.
Cons: Some place to buy food.
Location: We didn't realize they were so far out & we didn't know how trapped we'd feel w/o a car. Obviously our fault and we will be prepared next time.
Loved our time there. Marc and Sunny were very nice, friendly and easy to work with (and didn't make fun of our stupid questions). I am already trying to put together a trip next year and we'll definitely be looking at staying with them again.

Great villa if you want a quite stay

Villa in good condition and the hotel staff Mr. Sun and Gary take care us well during our stay. Excellent villa if you wish to spend quality time with your friends and family by chilling in the villa. Basically you need a car to travel anywhere. Villa provide complementary shuttle service to layan beach which where dream beach club located and villa supermarket. However, not recommended if you experience aspect to stay in a crowded area like patong. The down side of this villa will be you will get annoyed by the bugs flying around during raining reason.

Clean and modern villa

We stayed here for 4 nights and it was perfect. The room was very clean, modern and the pool was awesome and private. The villa sometimes had abit of a sewerage smell coming from the bathrooms but I've experienced that with most of the villas I've stayed at in Thailand. It isn't walking distance to anything but you can hire a scooter which is so much fun or the hotel offers free shuttle to a few eateries, beach, etc.

Peaceful and relaxing location

Pros: Villa layout, private pool (lights up at night and a good size), friendly and helpful staff.
Cons: Plumbing as mentioned in my experience.
Location: Sun bathing, souvenir shopping, night market, country drive etc...
The hotel staff (Boyy) was very helpful and friendly. Even before we arrived he helped us arrange things for when we arrived such as car pick up service from the airport, renting bbq, transport to Layan beach etc... The villa was newly refurbished and felt like we were the first group to stay at villa 11 because we smelt freshly renovated villa. Everything was new and fresh however, it contained problems such as sewage, there was a problem with toilet flushing in one of the bedrooms, master shower had blockage took a long time for the water to go and water was everywhere after shower and the kitchen sink was blocked. The staff were very helpful and helped unblock nearly every day of our stay. The villa needs to look into fixing this problem as it was very annoying for us. Overall, I would definitely recommend the villa due to the service from the staff there. There were a few beaches nearby and convenient if you had a car. It's away from the hustle and bustle of the Patong town centre. They do however need to fix plumbing problems to ensure customers' stay more at ease.
