"The hotel is a uniquely decorated boutique hotel. It was about a 10 minute walk from the tourist info bldg. and a quick walk to the food alley and the waterfront promenade. We were allocated a very spacious suite on ground level in the bdlg. close to the hotel entrance. However, the room had its drawbacks. The TV is located too far from the beds for easy viewing ... we assume the designers assumed people would sit on the sofa to watch . Our room had a locked connecting door to an adjacent room ....

"The property was conveniently located for all of our plans in and around Rotorua. Unfortunately, the AC broke right before our stay, which was not communicated to us. We had to contact the owner because we were unable to turn the AC on, which was when we found out it was broken. In addition, the parking situation was tricky - either a VERY tight driveway, or a big dropoff to a gravel spot. Not great when driving a rental car!"

"The house is actually older than it looks on the photos. It was quite damp when we arrived but it was a rainy day. The bedroom next to the entertainment area was really dark and damp so we didn't ended up using that room at all. Several things not working while we were staying there, the rangehood light, living room heat pump, also the pool cue was broken, the football table legs were wobbly so I wouldn't say it is safe to have young children in that area of the house. Also, there was no blinds...

"Hotel room was fine and comfortable, but the restaurant experience was not smooth. We did not feel welcome at 9:45am and the server was not having a good morning and seemed very distracted and unsure of what she was doing. Perhaps she was new, but having breakfast there did not go well. "
