The location, the warmth welcoming, the generous breakfast, the clean rooms, lots of channels on a new TV. I needed some medicine and they brought it for me. Just a great place near restaurants.
I had a very nice stay at the Phoenicia Lodge. I needed a nice quiet place to relax prior to my first "hard" hike. The best part of my stay was the genuine friendliness of the owner. She was like someone you have known forever and was very welcoming!

The stuff is very friendly, room was small and clean, conveniently located on the side of the road. However looks like the property wasn't renovated for the long time. If you are fan of rustic style this is your place to stay š.

Small, sturdy cottages close to the main road and creek. Not generally too loud, considering the proximity to the road. Heating and gas stove in kitchenette with pots and pans, utensils provided. Make sure to bring layers and hit up the Dollar General for snacks/grub as there isnāt much open after 7pm.
Attentive and great service. Easy prephone registration, lobby cozy and updated. DVD's to borrow. Basic room had nice bed, towels and Beekman 1802 toiletries. Mini Frigidaire fridge. I wish room had been a bit more updated. Kitch wood paneling from the 60's is an experience, but carpet was musty and damp. Grounds were beautiful. Cabin rooms had fire grills and picnic tables. Right on the main route 28 to all things Catskills.

Lots of good things about this place. Breakfast was good, room was cozy and clean, tv worked, heat worked, bed comfortable, staff was very nice, games and dvds available and coffee all day. But a couple things not good. There was knocking, banging settling, maybe the pipes? Donāt know but all night long it was very noisy and one more night Iām not sure I could stand it. The other negative is the bathroom which is small. The sad part is that it could have been better designed within the small space. When you sit on the toilet your knees are under the sink, yet if they had installed the toilet a few inches to the right it would be fine. Thereās no place to put any toiletries and if they had raised the mirror there would be a perfect place for a small shelf. They have shelves but they are decorative rather than usable. Also in the shower no place to put the soap or shampoo except the floor.
We stayed for one night in one of the studio cottages and it was great. Hella great pressure in the shower. The hammocks and fire pit in the common outdoor area was a very nice touch and we enjoyed swiging in them (even napping a bit) under the tall pine trees. Its very conveniently located to a large assortment of outdoor activities and nice restaurants are a short drive away. We would definitely stay here again.
The lodge is new (or at least under new ownership). The new team is running a fantastic operation. Super welcoming and friendly. The place has a true āsummer campā vibe where new people meet one another and leave as friends. Def book your next stay in the Catskills here!
