"What an incredible stay at 1812 Overture B&B! Pedro and Luke enhanced and elevated every aspect of our trip/experience. From our arrival, to home cooked breakfast with fresh made salsa and jam from the garden, the smiles never left our face. Pedro and Luke truly take pride in the property and the guest experience. Highlights were leaning about Kansas City through their eyes. The knowledge, history, art, suggestions, and friendship they provide are priceless. We don't know when we will be in KC again, but will not consider another location for our next stay. Thanks again Pedro and Luke!!!"

"The hotel is clean and conveniently located. It was recently updated. The staff is friendly. We were disappointed with breakfast. The eggs, and tater tots, were rubbery. The coffee machine made watery coffee. It was undrinkable. We made the front desk aware, but it was not corrected. TV was minimal. But up to Choice Hotels Standard. Several channels did not work at all. Only HBO and HBO2. Room was clean. Plenty of towels. AC was loud, but did work to keep room comfortable. We were in town for a convention. The room rates were high because of this event. Paid high rate for a medium grade hotel. No pool. No amenities. Vending machine took quarters only. No cash or credit cards. Front desk did not have change. So it was useless. "

"I was given an "upgrade" from a two-queen room to a king suite with a king bed and a fold-out bed. I was told blankets and pillows would be delivered so the fold-out would be usable, which, by the way, would require moving furniture to do so. I followed up on blankets/pillows three times, and finally, at midnight, I gave up. The "upgrade" was a lie, and I ended up paying over $400 for a space that was, for all intents and purposes, unusable. Add to that the fact that the entire lobby looked like it had been hit by a tornado, and the extremely rude staff. I will definitely not book there again, which is unfortunate because the location is ideal. "
