"A nice simple guesthouse to stay in Edinburgh that is close to good amenities that are walkable and close to bus routes. Friendly owner who went out of his way to allow us an earlier check in as we needed a jet lag nap and our flight had been changed. "

"Pros: Generous living spaces (sofa, dining, kitchen, w/d, d/w), Basic nespresso in room but only provided with 4 pods, and sophisticated coffee/beverage maker in lobby also). Two bedrooms. Tesco supermarket about 2 blocks away. Cons: Occasional awkward to navigate bedrooms as one had no closet (has an exposed organizer and dresser but no place to put suitcase except large closet across hallway), no lotion or conditioner provided (just a soap/shampoo), no a/c, hard to operate w/d. Our room a little noisy as faced the parking lot."
"Front desk guys were very welcoming , friendly and helpful! The staff in charge of the kitchen not so kind , they were somehow rude to help when asked a question During breakfast time .
Good location. Not so close by foot to the city center, but easy access by buss which stop it right outside the hotel. We had a great stay overall. "
"We walked to hotel from Waverley Rail station was 30 min walk. Get a taxi if got cases and bags. Lovely walk otherwise to Princes street.
Can walk to town centre by side of river through Leith Gardens. Lovely walk.

We were overlooking the river which was nice.

Staff were very friendly and on hand for any questions or replenishment of room stuff. Didn’t have breakfast so cannot comment on that but smelt lovely when walking through main lobby.
Would recommend this hotel, if able to walk okay but if unsteady on feet you would need to get a taxi ( plenty about) as hotel is down a very steep curvy road from main road to hotel at side of river. "
