"We stayed in a 2-bedroom villa for 2 days and departed on new years day. The property is clean and quiet and the breakfast is good. Communication with Pen is great and both Pen with Mr Nirun were very helpful. Only one thing to consider is if you do not have a car and is travelling to downtown during festive season (NYE for us), you may struggle getting a Grab/Bolt. It shouldnt be a problem during other times. "

"We had a magical time staying at Ban Rai Tin Thai Ngarm Eco Lodge. This is a family run lodge surrounded by their beautiful garden and the mountains, a paradise away from the city. The hosts are the most hospitable people I have ever met, they made us feel welcome immediately. Breakfast was delicious, and the hosts give advice and maps of the area to explore. My only regret is not staying longer, I never wanted to leave. If you are thinking about booking here, do it, you will not regret it!"

"The property did not look like the pictures on Expedia website which seem photoshopped, the sign has fell of the front of the hotel and the hotel room had stains on the walls and roof. "Picked the grand room and it was very dirty. Smelled bad and obvious stains all over the floors, walls, couch and windows. Screen in the bathroom had tons of smushed bugs all over it they never bothered to wipe clean. Mold and mildew all over the bathroom fixtures from neglect. Also very very cold at night in the mountains with no in room heating and just a single thin blanket. Checked out after just one night of a 3 night stay because of the terrible conditions and they refused to refund...

"I stayed here a year ago and i returned to have more time to enjoy the amenities and have a villa with a jacuzzi. I would stay here again. There is nothing to do but stay on the property the entire time. One menu, but extensive. An above average breakfast buffet. Stunning scenery. Photogenic terraced swimming pools 2 freezing. One warm (not hot.). Only negatives were the shower water was intermittently hot and the room a/c doesn't have a heating mode which was needed in the mountains in January. The staff, upon request, brought more blankets and a portable electric heater."
