Breakfast was not officially provided, but all the makings of a continental breakfast were available in the kitchen (included) - breads, pastry, fruit, juice, coffee. It's a small property so the staff aren't always waiting for arrivals so try to give them a good idea of when you will arrive to avoid them not being available. Easy access from the tram and a nice walk to Leith or into Edinburgh."

The bad, there is only one working lift and it's very slow. The bed was lumpy, the furniture was worn, the shower door does not seal properly (water runs all over the floor."
