Good location. Poor property maintenance. Difficult to communicate with staff.
The hotel has an excellent location that is about 5 mins walking distance from Tha Phae Gate. Being near the city centre, there are eateries, massage joints and travel agencies everywhere around the hotel.
I was attended to by the owner, Mr Viss and his staff, Mr Nene, who were so friendly, helpful and accommodating. Although my hotel stay did not include a breakfast, Mr Viss offered me one as it was the last day of the year (2018).
I had booked a room with two beds, but was a little taken aback as the room was quite small.
I was not too keen on using a shared bathroom. But changed my mind after I stepped into the bathroom on the second level. It was very pretty with an industrial look and feel. My resistance dissipated thereafter.
Location is in a great spot, coffee in the shop out front at good prices.
Staff are friendly and very helpful.
Would stay there again.

I didn't like the fact that the bathroom was down stairs yet my room was upstairs. There's basically no privacy but luckily there isn't a lot of people traffic so maybe it's not that bad but rather a mere inconvenience.

The location is perfect, walking distance to everywhere, the staff is very friendly and the price very economic. The only negative thing is that the cleaning lady forgot to clean my room (I stayed there 3 nights). It was written in the reservation: daily cleaning, apart from that I recommend this place.
Great location in Chiang Mai close to many restaurant options and just a 10 minute walk or so to many night markets. The staff however was out of sight nearly all of normal business hours and seemed reluctant to speak to you if they were around. We left the sign on our door for our room to be cleaned 2 days in a row and it was not serviced. We had to go searching for clean towels and left our garbage outside our room. While the room was overall clean and comfortable, the bathroom had a very strong urine odor although it was clean by appearance. Air conditioning was very loud and only worked on some of the days we were there. The main light in the room also made a loud buzzing sound. Overall, nicer than the previous guesthouse we stayed at, but I believe you could find somewhere better for the same price.
It's a nice location. Next to scooter rental shops, yoga studio and massage shops.
The staff is friendly but difficult to communicate in English and unable to assist with tour planning.

Pierwsze wraลผenie byลo dosyฤ negatywne, ale po zmianie pokoju byลo juลผ lepiej. Pokoje sฤ adekwatne do ceny. Ogromnฤ zaletฤ tego hotelu jest jego lokalizacja, wszฤdzie poruszaliลmy siฤ pieszo (zwiedzanie ลwiฤ tyล w Chiang Mai, nocny bazar z muzykฤ live, weekendowy targ nocny etc.)
Obsลuga jest uczynna. Moลผna siฤ z nimi bez problemu skontaktowaฤ nawet poza godzinami pracy recepcji.
Was a really good room to stay in for the price you pay. Well worth it. Right in the middle of everything you'll need. Food places near are lovely. Rooms nice and cold with he Aircon.
The room was basically like a closet. I'm not a big person but just trying to get into the room after opening it was a challenge. I kept bumping into things, it was inevitable.
Also a big pet peeve was the fact that there was a bunk bed in my room but NO ladder to get to the top. Thankfully I was by myself but if I had someone staying with me they'd need to do some climbing/parkour on to the bed.
The shower was hot though, so that was a plus.
If you're young and nimble this place isn't too bad for $20 a night for two people. For anyone else it would not be too suitable.
If you only concern budget and location, then it would a choice for you. Otherwise, i would suggest not to.
1) clean: if this is your first concern, then not go. the bed and bathroom are not clean. A lady clean rooms but I really don't see anything different between before and after. Your trash remains in your trash can and the floor is still dirty.
2) safety concern:the locker is old style and not all of them work. A customer arrived late around midnight, he knocked every door impolitely and even tried to open my door.
3) inconvenient check-in service and contact way: the check-in service is closed at 5. If you plan to arrive later than this, you only can contact the owner via Thai phone number in advance. No email available.

La chambre รฉtait sale, aucun confort, endroit presque insalubre, salle de bain commune au contraire de l'annonce. Nous ne sommes pas restรฉ et avons choisi un autre hotel trรฉs correct dans la mรชme gamme de prix . Nous avons perdu les deux nuits rรฉservรฉes et payรฉes d'avance.
We had a late check in and the place had no reception. It turns out the address given online was for the back door which was the only door opened at that time (8pm). We looked around and had to ask a nearby massage place how to get in. It was very frustrating as it was dark already.
Only one staff spoke English And we thought the price didn't match what we were paying for so we left after 2 nights.
Should have spare keys (we were woken one night because a neighbor guest locked himself out and we had to let him go through our window)
We had a shared bathroom one night, but the bathroom wasn't on the same floor and that was quite an inconvenience
This room was great for the price! Basic but roomy, a/c worked great. Right in the midst of old city and close to the markets. We were here for the Loy krathong festival and it was a perfect location. We were able to view the lanterns from our window or step right outside to see the release from the river. (At a distance) The girl at the front desk was very helpful and sweet. She helped us release lanterns from the rooftop. We would definitely stay here again!
