I am torn by this review. The location is awesome. The hotel is not good. Needs painting, a deep cleaning. We had several issues with the toilet during our stay. Staff was very accommodating and friendly.

Holiday Inn South Kingstown (Newport Area) by IHG
Hotel is currently undergoing a remodel of the lobby and ground floor. Otherwise, the property is in excellent shape, with a courteous, and professional staff. The bed was excellent in our room.
