Good rooms with good service and cleaning. Common areas are a little "tired", and could be in the need of some update. Good location in quiet area! Will come again!

The room was large, the bed was comfortable and the location was great. However, we had several days without hot water, there were a couple bugs in the room and I received dozen flea bites in the first couple of days. While the rooms have been upgraded, the hallways have not and the carpets were grungy, and hallways had poor lighting. If cleaning were stepped up and hot water guaranteed we’d stay again. Staff were responsive when asked to change furniture for fleas, but did not communicate hot water issues
This presents as an old fashioned seventies hotel with a minimum of trendy add ons,but oozes space.The staff are charmimg and helpful in a very quiet environment.It has an exercise room with a potentially functional weights machine ,cycle,stepper and cardio machine.With a little effort it could be a winner.The pool is ok for kids and really a waste of space.

Pros:
Great location, close to restaurants, bars, local markets, and a small ride away from attraction.
Staff is nice and friendly.
Cons:
The room smelt like smoke even when we selected a non-smoking room.
The carpet in the room was covered with people hair. It seemed like it hasnt been vacuumed in months.
The aircon unit, we had it running on 16 the whole time we stayed at this place, and it didn't feel like it git any colder than 25 degrees celcius.
The bed, even though it had clean sheets, I got bug bites.
Overall:
For the price you pay in Cambodia, you can have much more and better accommodation.
I will not recommend any of my friends to stay here.
Locked in hotel room, had to call reception to lock me out. Next day I wanted to take something quick from my room but couldn't get in. Staff tried their best and were very helpful. Had to downgrade to another hotel room because of the locks. Just feel bad that the staff have to go through this with more guests. The hotel is worn out, stains on carpets, furniture is broken, tiles cracked, bad old repairs and it smells. Probably because it is hard to clean and needs maintenance. I know this is only a 3 star hotel and you can't expect the best quality but they are doing maintenance in the building on one side of the hotel and the school is on the other side. The beds are hard and uncomfortable. would definitely go for another hotel next time. I couldn't get my refound on this.

The second floor appears to have been office at some point and it's in disrepair at the moment but that had nothing to do with the rooms. My room was great, ac was strong
The hotel is ok for the price, the rooms had no hot water, warm at best. Beds are hard and uncomfortable, we had to stay in Phnom Penh for two extra days and they accommodated us easily, lots of local families stay in the hotel with the associated noise carrying throughout the hotel. There is a pool/spa. It it is in a room off the foyer and honestly was as unappealing as you can get

I booked a deluxe room, staff gave me another room, smelled, toilet didn’t work. I complained to the staff to match my booking description, then he changed to another room much bigger, but the shower either too hot or too cold, not regulated. We complained about no one seemed to care.
The breakfast was a winner. Lots of healthy choices and daily soup. Eggs anyway you want!

Good budget hotel
Very friendly and accommodating staff. A little run down in the bathroom area. Water didn’t drain from shower properly. Don’t even bother with the pool or fitness areas- just an afterthought tacked into a corner of the lobby. But the location and price are great. If you’re on a budget and don’t mind some minor inconveniences, it’s good enough.
air-conditioner n TV have some problem at this week, but the room is big n tidy and clean. The worker n the receiption is very nice n helpful. Traffic is convience. also very close to two market like central market n russian market.
Unfortunately I encountered a few issues during my stay:
1) The treadmill kept cutting out during my workout. I had to restart it 3 times before calling it. This won't affect everyone, but good to note for those it will.
2) I was "upgraded" upon check-in, to a room that had 2 twin beds rather than my preference of a double. It also transpired that I was right next to works, which started at 11pm. I immediately asked to be moved and, credit where it's due, I was.
3) Unfortunately the room that I was moved to was right above a late bar, so music played into the night - not sure which is the lesser of 2 evils.
4) The drain in my second room made a strange gurgling sound, without anything in my bathroom being used....
5) On my last day, I headed up to breakfast at 6.20am as I was catching an early bus but nothing had been laid out except for the cereal, even though breakfast starts at 6am.
Although I was able to walk to all the sites I wanted to see, I wouldn't stay here again based on my experience.
location was good, everything within walking distance or 1 - 2 dollar ride in tuk tuk, only problem l had was my room was across from a Primary School and you hear the kids from 0630am to 5 - 6 pm
