"This was my second time staying here. And I have to say the first time (September '25) was great and I felt that I had found a good hotel that I can use regularly when I come visit my daughter in University. First time around 5 stars, staff food excellent This time around the staff were just down right rude and didn't care, one evening I had to get my key fob reset and it took almost 20 for this very rude gentleman to come from out the back to reset my card. The chef also has changed because the food we got and my steak was some of the worst ever and the fries I had with the steak were still uncooked inside not to mention that it also took an absolute age to get served, and in fact it took that long I had to go to the cashier at the till to give him my order. Also please people dont waste your time getting the meal included with your room its a waste of money, you have a separate food menu and theres nothing on it worth eating so as I done i just paid for the main menu meal. All things considered and I stay in hotels quite a lot I was glad to get checked out only to get home and receive 5 yes 5 parking tickets now they each came at separate times so when I got the fifth one I didn't care anymore I just felt you can have my money.... (the other 4 I sent to the hotel and they squashed them). But all that aside, the rooms were very nice and the hotel was quite modern too and the breakfast I would give it 2 stars."

"We stayed here for the fist time and found it a good value for money experience. The hotel lovely and clean food was amazing and the staff can't do enough for you .We found them to be very helpfull and polite addressing and queries we had .The entertainment was good a very relaxed atmosphere. It's in a good position that you can get to all the sights and sounds of blackpool on your door step .Found it easy with the tram stop just out side the hotel perfect spot .I would highly recommend your hotel to all my friends .So thankyou for a loverly stay in blackpool I will certainly be returning soon"

"Photos on Hotels.com looked lovely however the hotel itself is in a desperate need of renovation. Dirty carpets and horribly marked wallpaper. Thankfully it was for only one night, otherwise we would have mived locations"

"Long wait to check in only one receptionist . This is an old hotel that is trying to survive on the bare minimum..would not recommend it. It is a dump. I was overcharged $900 for one night still trying to get it back."

"There was a young persons football tournament on resulting lots of them around the hotel which is fine however parents allowed them to run riot which could have been avoided had the staff been more hands on and ‘seen’ Yes parents should be monitoring their children and if not should be told by staff if children were misbehaving but nothing was said as there was not enough staff to monitor or deal with the situation Some of tables and surrounding areas were left very dirty with crayon’s everywhere and no attempt to clean them by staff when they walked passed. This also resulted in early morning noise and the children ran riot in the corridors, yes there were signs to be quiet and respect other guests but these were at adult height. In our view corridors should have been checked regularly with so many children being in the hotel as this is also a hazard as they were running through corridor doors and letting them bang shut As one of our party has MS, this all made her extremely uncomfortable with the above mentioned mess and children flying about "

"Warm comfortable room in lovely hotel that is walking distance from lake. House was where Beatrix Potter took holidays & she eventually bought it for her mother. Love the whimsical touches such as carpets & wallpaper. Easy private parking included. Stairs to rooms on first & second floors but staff help with luggage if needed. Dinner & breakfast at the hotel restaurant were good."
