The most uncomfortable bed ever- had to leave in the middle of the night.
Rooms on the first floor are actually underground and smell of must and mold. No sunlight enters down there either.
Very disappointed.
Friendly staff, close location to the beach with towels, chairs provided. Heated pool and hot tub with a nice seating area on a rooftop terrace; the room was recently renovated and very clean

The layout of the hotel is very different. I think better signage would go a long way to helping people find their room.
There is no daily house keeping, which is no big deal but it would go a long way for the hotel to vacuum the stairs to the loby and clean the elevator once in awhile.

Great location...disappointing property upkeep
First, let me start by saying that the service was great, and my family has stayed at the property on several occasions...this stay however was not great primarily because of the extensive renovations taking place (which we were not warned about) as well as the fact that our premium room was not ready upon arrival. Know it sounds petty, but after a long travel day it was not a god thing...plus, the premium rooms are much more comfortable than the the standard rooms...Also, the "breakfast" left a lot to be desired...
The location is absolutely the best thing about this hotel, as well as the ease of parking on site...we will probably stay here again, but I hope they are more conscientious of the care of the property and have addressed those things by the time we return...
Small, non-chain hotel in the process of renovation. I had a recently remodeled room, which was very pleasant and comfortable, with lots of counter space in the bathroom. Autumn at the front desk was extremely helpful in getting us a cab to the airport when I wasn't able to find one.

Loved the location of this hotel and our room viewed the ocean which was lovely. The traffic is loud along the front of the hotel, just to keep in mind. While our room was updated, the hotel was currently under construction which we were not told about so the floors were covered in plastic, it was dusty, etc. The roof top terrace was great and the staff was very approachable and friendly. Easy parking, we would stay here again.
Our fifth stay was a huge disappointment! Once owned by Best Western, it was sold and going through a change. We loved it before. Super friendly, clean, and near everything we wanted to see. Changed rooms after first night; building during the day and PCH highway is the WORST side of the hotel. They were nice enough but didn't offer to help walk four bags up the steps to the new room. Room service didn't show on Sunday and the blame was put on me as I wasn't told that I had to ask. Umbrellas were toppled over by the pool that going in was a concern as we weren't sure anyone came by with chemicals. Staff full of themselves and made guests feel like they were doing us a favor on any request. It was nothing like it was before and one of the construction workers said it was being sold again. Oh, and no hot water. Of course, that was my fault as it was intimated that I wasn't turning it on the right way. What it did do was force me(us) to get out and stay away most of the time which was great for doing new things aside from visiting with family nearby. I say NEVER AGAIN.

This place is the worst,
You can hear everything from the upper rooms if you are staying in lower rooms,
That includes people going up and down stairs,
Coffee machine doesn’t work
also you can smell the pot your neighbors are smoking
And heater doesn’t work

Fantastic location across from Mozambique and the Surf and Sand resort, with walkable access to many fantastic restaurants, shopping, galleries, and the beach just across the street. Only complaint is that the wall lack soundproofing, so you hear street noise and other people talking through walls. If you are a light sleeper, may not be the place for you, but the property is fantastic otherwise! Staff is also really good.. so friendly and helpful.
we have been coming here over 15 years for anniversary and to get away for the spa tub in each room. to our surprise because nothing was noted on website and pictures of spas still advertised, all spa tubs were removed from room. we were super disappointed. and then to have staff member give us 5 minutes to decide otherwise he would charge us. we panicked because we didnt know where else to go and stayed one night.

I like this hotel as it is very convenient. Unfortunetly, there was lots of renovation in the hotel, and it was very noisy. However, it is a great place to stay as it is so close to the beach, and restaurants. Easy to walk to Laguna coffee for a great morning walk and coffee!
This was a charming little hotel. Great location. Their service was outstanding. Lots of things to do in the area. Our room had a peek a boo view of ocean. We’d stay again.
Overall all the location was good and staff was friendly. We were in a newly renovated room that was spacious and nice, however the room had sensor light switches that would not turn off. After clicking it to turn off they would turn back on after 20-30 seconds. We called the front desk which was helpful and the worker came up to the room and after awhile used tape and paper to cover the sensors. The lights still would turn on with movement however even the ones in the bathroom due to the mirror and open design of the room. There were no other rooms available so we were instructed to follow up in the morning. The front desk staff was helpful but the general manager denied a refund and was unwilling to help after Expedia tried seeking approval of a refund or discount. The general manager told Expedia that we didn't address the issue with the front desk, when we actually did (called the front desk and they came up to the room, and talked to front desk again in the morning).
I booked the hotel with parking lot and I was charged for the service that was included. I did my appointment by hotel.com and the front desk gave the worst room in a empty hotel, I believe the worst room is for who book by hotel.com, the others need to be free for who book by the hotel website.
Location is great, particularly for the price. However, the premises are old and in sore need of updating to make it moderately comfortable. Staff was friendly and helpful.
