A great find!

A cottage full of character, right in the middle of the village but with off-street parking thank goodness. Host was excellent. Facilities in the room were also excellent - great shower, and real milk for our tea.

Good location/fab breakfast but disappointing room

Great location, very friendly welcome and fab breakfast.. shame about the room... ... the doorway between interconnecting rooms is very low at head height (understandable in an old building) but requires a pad (one of us did bang our head during our stay), and coupled with loose frayed carpet beneath (scuffed away from carpet gripper and one of us did catch our foot and almost trip) is a health and safety issue. The room was dusty and coffee maker grubby (so did not use) and the skylight requires a black out blind of some sort as the sun shines in very early and no way of blocking it out from the high level window. Would have been very unhappy if we had paid full price for the room however we paid using Tesco Clubcard vouchers. Hasten to add the bathroom although small (carpet not ideal) was clean and towels and bedding all clean, the location is great with free parking and the lady who welcomed us and provided breakfast could not have been more helpful and friendly. Breakfast was plentiful and very good. Very understanding of old buildings meaning some restraints however the room requires some attention to maintenance and an upgrade in decor in order to justify the £91 price. Assume the high ratings from other reviews mean other rooms are of a higher standard. The average rating fairly reflects the positive friendly service against the disappointing standard of the room.

Excellent...highly recommended!

We chose Seed Hill Guest House given its close proximity to Ingleton Waterfall Trail. Room was very nice, and the bed very comfortable. Cooked breakfast served was very enjoyable and the owner was happy to accommodate a requested change to the breakfast. We would highly recommend Seed Hill Guest House, and would definitely book again. Thanks!

Worth a stay

Lovely owner, great breakfast and a very comfy bed. Only downside was a toilet that was very noisy when refilling.

The hotel is in a very quiet location just out of the village centre. Large clean rooms with good bathrooms and plenty of parking .

Booked for one night after doing the 3 peaks. Adrian was very accommodating with a late check in. The room was lovely and clean and very cosy. 10/10 will definitely stay again

Great stay

Fantastic location, wonderful host, amazing breakfast & a super comfy bed in a wonderful character room with Netflix . And the tapas bar office was fantastic loads of choice of places to eat & drink well earnt after all the walking !

Wonderful restored ancient cottage with all 'mod cons'. Located right in the vilage, our stay was perfect- from the location, warm welcome,snowy white linen and excellent and plentyful beakfast. We thoroughly enjoyed every moment of our stay, We will be back
