"Possibly the worst place I’ve ever stayed. I didn’t receive the check in instructions, so on arriving had to spend around an hour trying to figure things out. There are no staff at the property and the phone number on their website is incorrect. Room had no bin, no mirror or tea & coffee facilities. This is a basic. "I stayed with my dog in June for one night. It was a wonderful time and I will stay again soon! Staff were so accommodating with my large, overwhelmed dog (details below in case you're invested). I was welcomed very warmly and given a ton of information. Even though I arrived in a heatwave, looking as though I'd been dragged through every thicket in Scotland, I was able to enjoy a delicious lunch. My dog stayed at my feet with a bowl of water. After lunch, I could check in. It was a dog friendly room, which to my delight was spotless and very pleasant, but not so recently refurbished that I needed to be worried about dog-related wear and tear. Other rooms at the property were more recently redone. The pool beckoned, but I was too tired, so I just took the hound for a stroll and snoozed til dinner. Dinner was wonderful. I have a couple of dietary requirements, which were catered for easily. The staff were attentive and fun without being intrusive. The next morning, I took the dog out before breakfast but got downstairs and realised I forgot poo bags. Again, reception were so helpful! Breakfast was lovely and again they had stuff that I could enjoy. Checking out was easy. The location is so good that I was tempted to explore more locally but had to get home on this occasion. Dog: A 5yo dobie, I got her 2 years ago 15kg overweight & scared. Healthy now, This was her first holiday so it was a lot for her. She was good but barked a bit. Everyone was so kind <3"

"Having parking was a huge benefit, the high street does get busy so knowing it wasn't going to be an issue is great. The breakfast was lovely, nice amount of choice and the full cooked breakfast was huge! We didn't get a chance to have a coffee in the cafe but the homemade cakes and biscuits looked delicious. Check in and check out was smooth and quick. We were in room 86 and the windowsill needs a bit of maintenance and the room could do with a freshen up but the room was clean and the bed was comfy. The locationis very handy for a stroll down the high street. Can't fault anything and would definitely stay here again."

"The Abbey Residence has a rooming house feel. We had a spacious room with large but dated ensuite. The walls could use a lick of paint, but there were no real issues with the room. Wifi was good and our room had a good sized Roku based smart TV with lots of streaming options. Parking in central Edinburgh is hard so leave your car at the Abbey Residence and catch the bus into town from the bus stop just across the road. It’s no high end hotel, but our room was clean and comfortable with good wardrobe and desk space. The staff were friendly and helpful. A local supermarket was just across the road if you need any ancillary items. There’s some traffic noise from the adjacent streets, but not enough to stop us from getting a good night’s sleep on the large soft bed. Overall a much more pleasant experience than you’d expect for the price point. Highly recommended for those wanting good value."

"Ignore Karen’s review! Don’t be afraid to stay here. This is a lovely, quirky place. Super clean. Quiet. Check in was a breeze. There were two people waiting for us when we arrived and someone carried everything upstairs for us. It was a great place to stop overnight. We stayed on the top floor in a very big, pretty room that fit five (we were 4). Shared bathroom, but we were the only ones upstairs, so no big deal. The little black cat is super friendly and likes a little love. The chickens too. Fantastic restaurants nearby and easy access to Edinburgh. We loved it."
