Great room. Lovely big bed, bathroom and TV etc. Worth the extra money.
Location is down a long alley off Sukhumvit so mostly quiet, although there was some construction noise outside around 9:30am.
The only reason I didn't give five stars is because there can always be more luxurious, like a swimming pool or gym. But overall this is great. Recommended.
The hotel is nice and clean. Staff was friendly. The price was good. The street outside off the property can flood when it rains, making it hard to walk anywhere. Unless you have tall boots. Besides that no complaints.

Cheap but humid.
Easy check in, friendly staff.
Room was spacious with everything you need, comfortable bed but the bed, pillows and blanket was very humid.
Bathroom in scruffy shape, mould and paint is pealing, shower walls leaking so water on the whole floor after showering.
Location is good in an Arabic area, easy to get around with BTS and motorbike taxi.
Late check out was only until 1400 could have wished for a few more hours.
The room was dirty and moldy and smelled very, very musty. Saw some cockroaches but it was really the smell that got me. I think the linens were washed but they were stained with what I’m guessing is a red bodily fluid. Check in was confusing because there’s three hotels called Grace in the same area. The staff was friendly and attentive and it seems like house keeping does their job well the room was dirty for other reasons. Very good location too.

Overall experience was bad. This due to the accommodation not being up to date and standard. This obviously was a good hotel when they built it however it is clear that it has not been taken care of. Rooms were dirty with ingrained dirt in the furnitures and walls. All wooden furnitures in our rooms where damaged and the other ones where stained and smelly. We were a company of 8 people with 4 different rooms and all rooms were the same. A couple of us changed rooms and it was still the same. Our reason for changing rooms were because of the dirt and cockroaches. However it was futile since the whole hotel were infested with cockroaches and we kept seeing them in all the rooms. As a solution we got a spray against cockroaches to use. No compensation was offered even after repeatedly complaining and even showing pictures. Pool area on the roof was great however staff was bad att providing towels, unfortunately no toilet in the pool area, few chairs and no trash bin available. Other than that really nice pool and good sun hours. Location of the hotel was good with available metro station 5 minutes walk, green line nana station which was much appreciated and well connected to other lines. However the street that the hotel was on was very dirty with a couple of beggars outside and a lot of shisha bars. Staff was very friendly but could not do anything or would not regarding the situation.
The non smoking room had a terrible odor of smoke combined with urine. We brought it up to the front desk staff as soon as we checked in but they said there were no other rooms available.
Drinks from the lobby are extremely over priced. Laundry service is astronomical, $195 baht or $6 USD per shirt.
They also only give one key card per room, which is required to use the elevator, so two people in one room must always be together.
The AC would shut itself off at night and the room temperature would skyrocket.
The only positive is the layout from photo looks great, however just imagine worst deterioration, mold in shower and walls with wall paper peeling and found insects crawling. This hotel has good layout however in need of a major remodeling badly.
Generally ok but I had read lots of reports of cockroach's and yeah they had a few in the bathroom lol but doesnt freak me out lol.
Issue I had was 4 bottles of water in the room all un-sealed!
