Things we liked - the staff was excellent, the food and drinks we had at the hotel were good, the shower and amount of hot water was great, the view from our balcony was lovely, and the lagoon was quiet and peaceful. Things that could have been better - overall the site seemed a bit run down, and our room had a strong musty odor. The staff was gracious and deodorized each day and it did improve. We also liked that there was daily yoga!

This property was in a beautiful area with many opportunities for dining and shopping within a few minutes walking distance. The rooms were clean and nice and the property was great overall. Very good experience with Royal Kona Resort and the area that it is in.

Let’s start off with check in…it’s easy. Your reservation is held for you and upgrades are offered when available for purchase. A great offer. You are at an older hotel…get over it. It’s beautiful and is walkable to downtown Kailua. ABC is across the street. You will have one of three towers. The lagoon, Alii and the Bay. The pool is amazing and the view is what you are paying for, totally awesome. Parking: easy. Your room key gets you in and out. It’s self parking. Your room will have a balcony and a table and chairs. If you are an early riser you need to hit breakfast early to save time and not be in line. 6:45 latest. Happy hour is at 4. If there is entertainment that evening I recommend getting a table at 3:45-4 If you are lucky to be waited on by Amy she’s amazing and by far your largest resource is a guy named Forest. He has the scoop on the entire property and is kind.

For the price I’d recommend to people who are not big on luxury. What I didn’t like: the resort is in desperate need of a renovation. The elevators are old & dirty with cobwebs on the outside (I know that’s a cleaning thing). Signage & paint falling apart in the corridors. The bathrooms are small, sinks & cabinets old, furniture old, tub shower, beds are hard and the bedding not comfortable. Rails have rust with paint cover. I’m pretty sure the room restroom smelled like urine. Tried to get cleaning everyday but clearly weren’t mopping. I left a pile of “test” on the floor. Was there everyday. I just cleaned the floor with scope. What I liked…The breakfast we had at the hotel restaurant (Don Mai Tai’s) was plentiful & had good taste. We had the sunrise breakfast and loco moco w/ fried rice & delicious French toast. Appreciated the walking distance to many restaurants, bars, snacks, & Kona Inn Village. We had a corner room facing the ocean & hotel center side. Did like the size of the room & huge balcony. Ponds were nice to hear coming out of the room. I like the phone with cords. Most of the staff were nice and smiley. The least friendly staff would be in the restaurant & bar. The resort is in a great location next to the ocean (no beach access or near a beach) where you can watch the grand beautiful waves. Although no beach access, there is water access to a lagoon. Nice to hang and relax. Overall the property is decent.

This property is run down. Roach infested and water linking from the restrooms. I was moved from one room to another and conditions remained. I would not recommend a stay here. You are better off at a Motel 6.

The property is right on a commercial street and costal line, I like that. It is clean and most of the staff are nice. It is very noisy at night, even after midnight. The nearby restaurant On the Rock makes their long lasting annoying music too loud, that I hear it on 7th floor like I am in street hear 10 cars alarm on together. One front desk staff suggests to move me to different room in the middle of the the night, and another staff says nothing the hotel can do about the noise, that the restaurant is “following the law”-she wasn’t in my room experiencing the noise and measuring it. Very disappointed about how the property handles the on going noise problem.
